The House ... Just One Day Later - Sept. 1

No, we aren't planning on visiting the house EVERY day.

However, yesterday we noticed that one of the 2x4s supporting the roof had split in two - but the two pieces were somehow attached to each other. So we wanted to stop in after the crew left today to make sure the issue had been noticed and resolved.

A lot of work was done on the house today, however, the split 2x4 was still there. So Jonathan will be calling the builder to ensure they know of the issue and get it fixed. All of the windows were installed today, as well as some more of the roof. It's really starting to look like a house. :)

The framing started this morning, so we rushed over tonight to see how it looked. None of the frames are pre-fabricated, so they did a lot of work today! Impressive!

Pre-Construction Meeting - The Foundation is Ready

This morning, we had a "pre-construction" meeting with the builder's head guy in charge of our sub division in Verrado, John. Now that we've had this meeting, the frame starts going up TOMORROW.

This home building experience is much different from the one we had in Santa Fe. Back home, we were discouraged from visiting the lot, and it was only by our visiting the lot on the weekends did we discover that they missed an entire forth bedroom, put in the wrong counter tops, dug some kind of a hole in the concrete that wasn't properly filled in, etc. We later found out the roof wasn't "vented" properly, which created the leak problem we had.

However, Monterey Homes encourages us to visit the home site frequently, and to be "another set of eyes." John gave us his business card and told us to call him for any reason. He assured us he will be personally overseeing every aspect of our build. And that while he's human and can't see everything, he's very good at what he does.

He confirmed for us that these days, the people who are building homes (with so few being built out here in this economy) and highly skilled ... the best of the best. He said these guys are the ones who have years of experience and are perfectionists in their trades ... and in busier construction times, they were the supervisors and foremen. Compare that to the way things were a few years ago ... so many homes being built out here, that a sub-contractor would hire just about anybody to get the work done. They just needed people.

We are very comfortable that we're getting a nice, solidly built home that isn't rushed because there are 30 other homes down the street that need to be built ASAP. As a matter of fact ... we're the newest house to be built on the street - all the other homes are way ahead of ours with the outside already stuccoed, roof tiles on, etc.

Because we have "the best of the best" building our house, John estimated the completion of our home to be late October / early November. YIKES! We were hoping for more like later in December, as our lease in this house is through January 31.

But, it's actually kind of nice to have nice that cushion of time. We can do some things like put epoxy paint on the garage floor, paint some walls inside, put up shelves in the garage for storage, decide what REALLY needs to go to the new house vs. what should be given away or trashed, etc. And then just gradually move in as time permits (as opposed to the lightening fast move we had to do last year).

We look at our own blog a lot ... it's really an online scrapbook of our lives. :) As such, you'll get to see LOTS of house pics in the coming weeks. We'll be sure to get plenty of pics of Christian posted, too ... I know that is why many of you REALLY visit our blog. :)

Bella and Christian: Quite a Pair!

Now that Christian is walking "full steam ahead," it adds a new dimension to his relationship with Bella.

At first Bella wasn't sure what to make of this kiddo chasing her around the room (and to be honest, we weren't sure, either!). But in the past few weeks, they've really developed a fun-loving relationship.

Sometimes Christian not in the mood for Bella's playfulness ... and likewise, sometimes Bella's not in the mood for his (evidenced by her deliberate exit from the room). But whenever their adventures together begin, we make sure we're watching closely to make sure everything is harmonious.

And So It Begins!

We took a drive to Verrado yesterday to see if anythning had started with the house, and found the frame for pouring the slab had been put up.

So we made an afternoon out of it ... took Christian to the park across the street (where I'm sure we'll be spending A LOT of time over the next few years). And then we went and had some Italian Cream sodas and let Christian play in the water. A wonderful, happy day! :)

The Dream House ... Revisited

Do you remember Alanis Morisette's song from the 90's, "Ironic"? It's a little diddy about various ironies in life. Life kind of had a way of "sneaking up" on us today. The answer was all-too-clear, but the news was ironic and disappointing.

This afternoon, the Realtor who helped us with our unsuccessful attempt at getting our "dream house" called to tell us that the dream house was available again.

Had we known we were next in line in the event the first buyer backed out, we just might have waited a while before making a house decision.

But, we didn't know.

He told us the people who outbid us wanted a house inspection and had the water / utilities turned on for the inspection. Unbeknownst to them, because the fridge is gone from the house, the tube that runs water from the pipe to the ice maker was just hanging there ... and water started coming out. I'm not sure at what point this issue was discovered, but enough water had come out that it affected the baseboards in the kitchen and some of the carpeting.

The buyer's agent paid for the damage to be repaired ... and for whatever reason, the buyer decided not purchase the house.

So our agent, aware that we were already moving forward with building a house, called to tell us the news: The house was being offered to us, and at an amount lower than our bid, because of the damage (that had been repaired).

My heart sank. I muttered a couple of profane words under my breath . Our dream house, finally available to us for the asking.

But another choice had been made on July 18. The escrow deposit for the new, soon-to-be-built house has been paid. The deposit on the upgrades has been paid. And we can't get that money back.

Ever the salesman trying to get his sale, the Realtor reminded us of all the great things we loved about the dream house. And yes, it's true ... we love the dream house. Each time we drive to the town center at Verrado, we glance over at our dream house as we go by (it is impossible to miss, as it sits off Verrado Way) and dream of what could have been.

Had it only been communicated to us that we were next in line for the dream house ... we just might have still been waiting for it when the call came in yesterday.

However, the Realtor's intense interest in finding us a house we'd like in after losing the dream house led us to believe the dream house was a lost dream. We weren't encouraged to wait and see what happened.

In the meantime, the incentives from the new builder were just amazing! Interest rates are low! Premium corner lots with a mountain view and across from a park were being offered at 1/2 price. It was the perfect opportunity for us to sign a contract ... a perfect opportunity to soften the disappointment we'd experienced by being outbid on the dream house.

And so we signed the contract and moved on. It looks like the construction will start NEXT WEEK.

As Jonathan and I discussed this quandary that only had one true resolution (continue with building the house), I think we were both thinking of a way to make the dream house work. There were moments where both of our eyes met and I knew we were both wanting to make suggestions on how to do it.

But the bottom line remained: we'd be out thousands of dollars if we canceled our contract to build a home. And losing that kind of money is unacceptable. Completely unacceptable.

But, we must not ignore the obvious: either way, we are blessed to be getting a new home - especially in this community where people continue to lose their homes (our block alone has 10 "for sale" signs posted ... could be more, I haven't counted since the weekend).

And there are some definite benefits to building this home over buying the former model home. So we remain happy with our decision to build ... and this is our "new dream house."

Though, it still stings a bit about missing the opportunity for the "old dream house" - AGAIN!

Another Exciting Milestone!

I vowed that when Christian got the hang of walking, we'd start the potty training process.

So I bought an Elmo potty chair (of course!) and put in in the TV room (unused) so Christian would get used to seeing it. He liked to sit on it, and press Elmo's hand (Elmo says a variety of "encouraging" phrases).

A few days later, I moved it to the bathroom, next to the big toilet, and that's where it has been the past few days.

Tonight during his bath, Christian gave indications that he might be ready to poop. And it happened, so Jonathan took the opportunity to whisk him out of the tub and put him onto his potty chair.

And he just sat there ... perfectly content, pressing Elmo's hand on the seat below him. And happily, when we lifted him up a couple of minutes later, there was a little "present" there for us (and of course, I took pictures!)

The past few weeks have been very exciting around here, and I hope to have a long update posted soon.

In Keeping With Tradition ...

I'd like to think I'm a "modern woman" (however you'd like to define that). But, I'm very traditional in some ways. Here's some examples (although this list is by no means exhaustive).

In my "perfect traditional world":

1. People would always dress up when attending a funeral or a wedding.
2. People would dress nicely (and modestly) for church.
3. Men would be the head of the household and the "breadwinner."
4. Men would still open doors for ladies, and offer their seats to a woman who is standing.
5. School-aged children would have plenty of homework (I hear too many parents complain that their child has homework. Please!).
6. Children would have age-appropriate chores.
7. Children would be taught manners at a very early age - and be expected to use them all the time.

I'd love to see a return of the "1950s family" where dad went off to a 9 - 5 job in a suit and tie, and mom stayed home with the children. I'd also like to see women once again wear dresses, hats, gloves and pearls again ... dress modestly, elegantly and beautifully.

Call me crazy ... call me idealistic. :) You have your dreams ... and I have mine.

Last week, we took Christian to a physical therapy evaluation because he was such a late walker. He was given a very thorough evaluation that we were quite pleased with. She looked at his walking, of course, but also observed other skills and asked lots of questions.

Thankfully, she doesn't feel Christian needs any kind of physical therapy at this time, but did make two recommendations:

1. Christian start wearing hard-soled shoes, as until now, he's been wearing flexible soled shoes.
2. Christian get shoe inserts to correct his feet that tend to roll inward when he walks.
   

And so, in keeping with tradition, I bought Christian a pair of classic white booties.

Aren't they adorable?!?! I didn't think I could find these traditional white booties, as kids' shoes all seem to have cartoon characters or something on them these days. So I was thrilled to find these shoes!

The great - and unexpected - thing is that Christian LIKES his new shoes. He likes for me to put his socks and shoes on! He doesn't try taking them off his feet ... he'll wear them until I take them off.

Life in the Lucero household has certainly become more interesting now that we have a walker. We can no longer hear him coming, and often don't know he's next to us until we feel a hand on our leg. And he's FAST (and getting faster!)!

Now that Christian is able to chase Bella, we must carefully watch their interactions to make sure Bella doesn't get overly energetic ... or overly annoyed. Christian laughs and laughs when playing with Bella ... something I must record and share with our blog readers. It's hilarious!

The Road to Verrado - Part 2

So ... we weren't going to be building our dream home in Verrado. We just left it at that.

We didn't make any plans for a new house, and decided to just renew our lease when it expires in early 2010.

Then, in May we got an e-mail announcing a new builder in Verrado - Monterey Homes. We were intrigued, as all but one builder in Verrado had pulled out. And we didn't like any of the homes the other builder offered.

We visited Monterey's new model home that weekend, and really liked it. But still had no plans to build any time soon.

In the meantime, I had signed up to receive e-mail notifications of homes that went up for sale in Verrado. So that went on for a few weeks ... and I typically ignored the e-mails.

But one day ... it happened. The gorgeous, highly-upgraded, across from a park in the "main street" area of Verrado model home for the house we originally wanted to build was FOR SALE! I knew this home well ... I'd been to it countless times. And it was available!

I contacted the realtor who had been sending me the listings ... I contacted a mortgage broker and got us pre-qualified ... and within a couple of days, we made an offer. The house was drawing a lot of attention, and so there were multiple bids. Within a couple of days, we were told to make our "highest and best offer." So we upped our offer as much as we could ... and waited.

We knew it was a long shot ... and Jonathan proclaimed that when the deal didn't work out, we were NOT house hunting. I agreed, and we waited.

Long-story-short: we were outbid and the dream to own that gorgeous house ended. As did our house search ... or so we thought.

From that point on, we paid closer attention to those e-mails coming in that announced new listings in Verrado. They were all "short sales" and foreclosures at amazingly low prices. So low, in fact, that as soon as they came on the market, people were submitting bids - sight unseen! A home very similar to the model home we wanted came on the market ... but there were immediate bids on it, so we didn't bother.

Twice, we braved 100+ degree temps to look at a few houses. Nothing really made us want to submit an offer, and besides ... we just couldn't keep up with the rush of offers.

An example of what kind of deals are in Verrado right now: We visited on small home, about 1,900 square feet. Nothing at all special about this home - even the back yard was minuscule. Back in 2004 when it was built, the house sold for $414,000. When it went on the market as a short sale a few weeks ago, it was listed at just $161,000 (and the previous homeowners took out ALL the doorknobs, the thermostat, the stove, microwave and the garbage disposal). We didn't really care for the house, and didn't even consider bidding on it. But ... wow ... that is a $253,000 price difference in a matter of just a few years!

So, after seeing a few homes in our price range in Verrado, we decided our best option all the way around was to just build a new house. And the builder was offering some amazing incentives:

1. 6% cash back at closing if we used their preferred lender (which covers nearly all of our closing costs, and lots of upgrades!)

2. A free washer and dryer (wooohooooo! That's what I'm talkin' about!)

3. 1/2 off the lot premium (and we picked a fabulous corner lot across from a park, and with mountain views!).

4. A $50 gas card (which came in very handy today!)

And let's not forget that interest rates are still very low!

Honestly, the only downside is that we don't qualify for that $8,000 tax credit that is currently being offered to "first time home buyers." To qualify, you can't have owned a house in the past three years. And we have.

So we signed the contract on 7/11 and construction will likely start in the next couple of weeks! Currently, we expect the house to be finished in November some time (the longer the process takes, the better, as our lease in the house we're in runs through January 31).

The Incredible Shrinking Crib

Okay, the crib isn't shrinking - Christian is growing! I peeked into his room to check on him, and found his legs sticking out like this. What a kid!

For now, we have no immediate plans to transition him to a "big boy bed." He's still a lil' guy and needs to confines of the crib. And so do we. :)

The Road to Verrado - Part 1

The road to Verrado is called "Verrado Way." No, really. When you're driving on I-10, you get off on "Verrado Way" to drive into Verrado.

But, that is not the "road to Verrado" I'm referring to. I'm referring to our journey to buy a house in Verrado.

As I previously mentioned, my dream of Verrado started in 2003. The actual road to Verrado started just about a year ago when we signed a 1.5 year lease at our current house. The plan was to spend a year recovering from such a quick move to Arizona (because, wow! It was a lot of work!), and six months to build a home.

We found a builder we liked and a home we loved. We weren't in a rush to build ... we had just moved and were content where we were. But when I visited the model home (yet once again) in April, I was told the builder was ceasing operations - the economy and crashing real estate market in the Phoenix area were to blame. I was crushed! She told us of two options 1) Buy a resale home at a later day (this particular model was, after all, the most popular home in Verrado) 2) Buy the pricey spec home they still had available.

Option 1 was a possibility - sometime in the future. Option 2 wasn't an option. We weren't ready to buy a home, and weren't ready to pay the price they wanted.

So we gave up the dream. And it hurt. But, we recalled how blessed we are to have actually sold our house in Santa Fe last year rather quickly ... and how blessed we were to be renting a house rather than: 1) Owning a home in the Phoenix area which had lost most of it's value and 2) losing a house due to foreclosure, as so many people in our community had been (as you may have heard, the Phoenix-area real estate market crashed HARD ... one of the hardest crashes in the country).

We considered ourselves blessed and content ... and just moved on with our life. In the meantime, we paid off all my credit cards, which is an AMAZING feeling ... I highly recommend doing it yourself. And I highly recommend you read Dave Ramsey's "Total Money Makeover." Seriously ... go out and buy it or check it out at your local library - and READ IT!

It's Haboob Season!

Yep, you heard me right - it's HABOOB SEASON?

"What's a 'haboob'"?

"Haboob" is the Middle Eastern Term for a sandstorm. We've had three haboobs in the past three days. Happily, we were home during each of them and not out driving somewhere.

"Why not call it a 'sandstorm'?" Well, I could ... but I think saying "habbob" is way more fun. Don't you agree? :)

A Happy Guy at the End of "Pretty Woman"

My “Verrado Dream” started back in 2003 or so … before we had Christian … before we were even married.

I came out to Phoenix to visit my sister Liz that year, and our favorite thing to do was check out model homes near her house. The real estate market was really booming back then! She told me of this new community called “Verrado” in the “Far West Valley” – neither term meant anything to me at the time. "What is Verrado? Where is the West Valley?"

She drove us to Verrado, and it was a LONG drive. There wasn’t much to be seen along the way … just vast desert. I couldn’t believe anybody would live out that far! Here is the description of Verrado from their website:

To view the many, many model homes in beautiful new Verrado, we had to check in at the impressive visitors center, and then we walked down a long, beautiful street with model homes from several different builders. The streets were lined with trees and grass … and each house was very different . It was a far cry from the typical “pueblo revival” style I had seen (and grown bored with) in New Mexico all my life.

Yes, there was something very special about Verrado … and I was in love! It was an oasis in the desert!

Though, at the time, the price tag was much too steep – especially for this dreamer. Homes in Verrado were starting off at $400,000+ (ouch!!) … and that was for a SMALL house. And of course, the prices were even more steep on bigger homes. But, oh how I loved Verrado! It was very “Mayberry,” very “Leave It To Beaver.” Very … dreamy! So way back in 2003, I proclaimed that if we ever moved to Phoenix, I’d want to live in Verrado (and I'd just learn to live with the intesely hot summers).

Flash forward a few years to 2008. I would have never imagined Jonathan would get a job in the Phoenix area … a job that is in the “Far West Valley” (or, that we would currently be renting a home that is 20 minutes / 16+ miles FURTHER out west than Verrado).
